Why We Don’t Advertise The Price of a New Home

"So what's the price of this home?"

It's the question we hear most often—and with good reason.

When you're in the market for a new home, you naturally want to gather as much information as possible. During the research phase, you're learning about models that are available in your delivery area and performing a high-level cost analysis on each home that fits your design style and functional needs.

Not only should you feel confident about the price, you're also considering construction quality and the reputation of the company you're dealing with. Not only that, but if you're financing there are several other factors to consider as well that will impact the cost. Remember, buying a home is more than just a transaction; it's a process.

Asking, 'What's the price of this home?' might seem to call for a straightforward answer, yet several factors need to be considered before we can provide an accurate response. Here's why:

Understanding the Base Price
The term "base price" refers to the cost of an item before any extras are added—things like options, add-ons, fees, taxes, or discounts.

At Regional Homes, we are a full-service manufactured, mobile, and modular housing provider. So, a quoted price will most often include several essentials: foundation pad, delivery, installation, HVAC (because who wants a home without air conditioning?), utility connections, skirting, and steps. (NOTE: There are transactions where some or many of these services are NOT included in the final purchase price. Please confirm with your home consultant before final purchase agreement is signed.)

However, crucial questions remain:

  • Is my delivery cost different if I live 10 miles away from the retail center versus 100 miles?
  • What about the setup costs if I choose a single-section vs. a multi-section?
  • Do I really need skirting on my new home? Is it extra?
  • Well what about the permitting? Is that necessary?
  • Does my credit score impact the cost of the home if I'm financing the home?

These are questions we answer each and every day, for dozens of home shoppers.

The Illusion of Base Prices
We strive for transparency, not deceit. Providing you with an unrealistically low base price does neither of us any favors. We hear it time and again from customers who purchase from other competitors—the advertised "base" price ends up being 40-60% lower than the actual purchase price once everything is tallied, which leads to dissatisfaction and unmet expectations.

We find such practices misleading and not helpful to you.

"What about the advertised discounts you offer?"
All discount amounts we publish reflect MSRP (Manufacturer's Suggested Retail Price) of the home itself. And as we mentioned earlier, a home is almost always sold with most or all of the purchase inclusions mentioned above.

"Will you ever advertise new home prices?"
